This spacious light and airy accommodation in this large Gothic Victorian House.
You will find it to be very well equipped with almost everything you would find in your own home, to make this a great stay.
The house is set in the most idyllic location with stunning views up across the darwell valley, with its fields of deer and wildlife, whilst also looking down on the former home of Rudyard Kipling (Batemans). Located in a lovely rural setting, yet within just a few minutes walk into the pretty village of Burwash which offers with 2 great pubs, a post office, local stores, tea rooms and a traditional butchers selling local organic meats and produce. The mainline station is only 3 miles away and the journey into London takes just 70 minutes. Also nearby are, the historic town of Battle and the coastal town of Hastings and many National Trust properties and gardens. 15 minutes away, biking, walking and water sports galore can be found at Bewl Water. Bedgebury Pinetum is also just 15 minutes away and the ancient town of Rye is approximately 35 minutes drive. Our local beautician will also come to the house for most treatments, email her on staciewood85@hotmail.co.uk I have been welcoming hen groups to Burwash for the last twelve years, and have seen some some of them return a few years later with husbands and children.

The accommodation consists of:
An entrance lobby which leads into a hallway with a large wood burner (wood only) from which all rooms lead away. Plenty of hanging space for coats etc, can be found in the downstairs cloakroom.
There are 2 living areas each with bay fronted windows and bench seats. The larger of the two living rooms features an open fire for burning logs in the winter, an overlooks the spacious garden. Each of these areas boasts a large flat screen television , a large array of books, DVD's and board games. There are sliding doors which when opened turn these two rooms into one very large room.
The spacious dining room, which is decorated in traditional victorian colours of red and green. easily seats 12 guests around a very large antique oak dining table, additional table is supplied if numbers are greater than 14. there are wall hangings and rugs on the floor. Again this is a very light room with dual aspect large windows.
Additionally in the Dining Room there are french doors leading out onto the veranda and large private garden.
For a special occasion. Why not hire in a private chef? These will cook for you, wait on you and even clean up afterwards!!
The approved caterers are Caroline the cook at and Kendale Caterers. (A 3 course meal starts from £29)
Ample parking for 6 cars.
As this was predominantly a family home, The kitchen is exceptionally well equipped with everything you might need including a full size dishwasher, plenty of cutlery, china and glassware. Additionally there is a stone butlers sink and traditional larder. Adjacent to the kitchen is a boot room/utility with a spacious fridge freezer, washing machine and tumble dryer, and another butlers sink.
Wood flooring is laid throughout most of the ground floor.
There is a table tennis table available at the property.
Upstairs accommodation is as follows
1 large double bedroom with a double and single bed with antique french armoire.

There are two additional bathrooms one with shower over the bath and one with a glorious deep bath and separate shower . Here is also an additional toilet .
The 2nd floor accommodation consists of two bedrooms, The 2nd floor accommodation has two bedrooms, both bedrooms have a double bed and 2 single beds. There are an additional 3 x Z beds / guest beds. Guest beds and trundle beds are only to be used when numbers exceed 17 and are charged at the same rate as all other beds.
All beds have good quality mattresses and bed linen. Most duvets are feather, but hypo- allergenic ones can be supplied upon request. Towels are NOT supplied.
Outside is a large private garden equipped with garden furniture.
There is ample parking for 6 cars.
A security deposit of £250 is required.
Included in the rental charge is all bedlinen, electricity, first basket of logs for the wood burner and open fire. Central heating during the months of October through to the 1st of April is included for 9 hours daily. ( additional charge if heating is requested outside of these times and dates). Towels are not supplied.
Fireworks and Chinese lanterns are not allowed due to livestock nearby.
The owners have a self contained annexe on site
