Browns Oak it is a detached and half-timbered Cottage that dates back to the 1800s and offers breathtaking views of the surrounding countryside. The inside and has been lovingly and sympathetically restored providing spacious living accommodation with lots of wood beams. It has a wonderful atmosphere with a large living room (5x 7.5m) with French windows that look out onto the garden, field and the surrounding countryside. There is a large wood-burning stove that makes it very cosy when cold outside and the room leads up to a large, raised level oak beamed farmhouse-style kitchen with oil fuelled Aga, microwave and two butler sinks. There is a separate beamed dining room and also on the ground floor are two of the six bedrooms. One en-suite with a standard double bed, shower room/WC and another where the bed can either be made as a Queensize (6ft 6" x 6ft 2") or as 2 single beds; this room has a separate WC and wash basin. Also In the living room is a beautiful oak staircase that leads to the upper floor that has a minstrel‚s gallery over the kitchen and 4 further bedrooms. These comprise 2 double bedrooms, one twin bedroom and one small single room. Of the two double rooms one has a 'King' size bed that includes a standard double‚ sofa-bed (so this room can actually sleep 4 people) and one en-suite double bedroom with a Queen size bed. The Cottage can sleep, and is equipped for13 people in total and in addition we have two travel cots. From July 2010 we are proposing to provide a games room in the basement. The Cottage is situated in a truly exceptional part of East Sussex that is designated as an Area of Outstanding Natural Beauty and sits on top of a hill, on the edge of it's own 8 acre field that slopes down to miles of natural woodland and walks. With southerly views of unspoilt countryside it is a really stunning location and is also a great base for walking or cycling holidays. The picturesque village of Burwash is only 1.5 miles away is renowned for its old smuggling connections and hence the skull and crossbones on some of the gravestones in the churchyard. There are good connections to London from Etchingham Station, 5 miles away. There is an abundance of places of historic interest to visit in the area such as Batemans (home of Rudyard Kipling), Bodium & Scotney Castles, Great Dixter, Groombridge, Battle Abbey (1066 & all that), Bluebell Railway plus many more, details of which the owner will supply on request. The nearest major towns are Royal Tunbridge Wells to the North with Hastings and the sea to the South. Both are only 25 minutes drive and in Hastings Old town there is one of the last remaining fishing fleets in the South so you can get the best Fish & Chips in the world! At the other end of the scale the owners can also recommend a Chef who can come to the cottage and cook for your group if this might be of interest to you. With good golf courses locally, trout fishing and many great pubs and restaurants to be enjoyed, or simply just as a place to relax and have fun, there is something for all ages.
