Located in the beautiful village of Burwash which is situated in the high weald with glorious views .w. The village is best known for its connection to Rudyard Kipling and his home "Batemans" now a national trust property which attracts many visitors. The village is mentioned in the Doomsday Book and was known for its many many smuggling traditions. The tree lined village now boasts two pubs, grocery shop, post office and village butcher, two antique shops and a tea room. Easily accessible from London, our nearest station is just 3 miles away at Etchingham which is a direct line into charring cross in just 70 minutes.
The property dates back to 1852 and was the coaching house for the many horses owned by the squire. The property was sympathetically converted 9 years ago, retaining many of its original features ,including its original stable boys fireplace, brick work and arches and coaching doors. The ancient grape vine attached to the exterior wall is over 100 years old and fruits in September, with an abundance of grapes.
The Coach House is approached along the long driveway with stunning views directly across the valley. Set in a lovely rural spot, but within a 5/10 minute stroll into the village
. The Coach House has been furnished with comfortable beds, cosy sofas and hopefully everything you will need for your stay. It is light and airy and very homely..
The accommodation consists of
GROUND FLOOR. kitchen with range cooker, tiled floor, fridge and separate freezer, dishwasher and washing machine. Here you will find plentiful crockery and cooking utensils Cleaning products are supplied . Additionally here in the kitchen there is a comfortable seating area for chatting whilst cooking. There are steps from here leading into enclosed garden.
The living room, which is very light ,and has a cosy feel to it and comes equipped with a wood burning stove. The flooring here is traditional oak , Here you will find a television, separate dvd player, and a library of films, books and family games to keep everybody entertained.
The Dining Room which is also light and airy , has oak flooring and an oak dining table and chairs. There is a separate cloakroom next to the dining room.
Also on the ground floor you will find three double bedrooms all have wooden flooring and french doors leading outside to the enclosed garden. One of the bedrooms has an ensuite shower room and the other two share a family bathroom with roll top bath which is also located on this floor,
At the top of the oak staircase are two further bedrooms. Each has three single beds and there is a further family bathroom with bath and separate shower. The private garden is accessed from the kitchen and ground floor bedrooms, and a path around the property..
Outside you will find a beautiful oak table with benches which overlook the newly renovated SWIMMING POOL open mid may - mid september (shared with owners family ) . There is also a games room located in the garage, which has table tennis, bar football and a hockey game. There is an equipped outdoor play area for children . Tennis courts are available in the village to hire,
All bed linen is included but please bring your own towels.
The local area has much to offer, from the many National Trust properties to 4x4 action days and pampering days . Horse Riding and golf are plenty to be found., including the East Sussex National course which is 25 minutes away..Murder Mystery days are also held at the bluebell railway and Herstmonceux castle. Local beauticians can offer massage, nails, facials etc at the cottage (subject to availability)

Or maybe a night out on the town with limousine or mini bus hire. . Other guests had been quad biking, pottery making, bi plane flying, hired a buff waiter, spa treats, and river rafting,sailing, team building etc.
THE COACH HOUSE ITSELF CAN SLEEP 12 IN BEDS WITH AN ADDITIONAL , IF NUMBERS EXCEED THIS, YOU MAY ALSO BOOK THE CONVERTED BEAMED HAYLOFT APARTMENT WHICH IS SITUATED ABOVE THE GAMES ROOM . THIS CAN SLEEP AN ADDITIONAL 4. THE HAYLOFT IS ONLY EVER USED BY THE SAME PARTY THAT OCCUPIES THE COACH HOUSE,AND IS NEVER BOOKED SEPARATELY TO ANY OTHER GUEST PARTY THIS GUARANTEES PRIVACY.
There is an additional cost for this and , must be arranged at time of booking. Please note that the lounge in the coach house has seating for 12, but there is an additional sofa area) The dining table can seat 14.and an additional table can be supplied if the hayloft is booked. please call for further details.
Pets are welcome FROM £25.00 per pet (max 2)
Heating is included during the winter months of October through to the first of April. .All bedlinen and tea towels are included, but please bring your own towels.
